DAY I
1. Introduction to commercial property management (administration):
office,

2. Commercial lease agreement and its characteristic elements.
3. Commercial lease rent indexation.
4. Discussion of specific commercial lease management services.
5. Marketing activities and ways to increase commercial space rental profits, in particular fit-outs (adaptation works).
6. Management of commercial rent rates and the impact of individual factors on the formation of rent levels over time.
7. Certification of commercial real estate (BREEM or LEED environmental certification)
8. Source of legal regulation of real estate brokerage agreements in the Act of August 21, 1997, on real estate management (Journal of Laws 1997 No. 115, item 741) (hereinafter: “UGN”) together with case law and commentary.
9. Specifics of commercial building management using the example of shopping centers or warehouse space (introduction).
10. Comprehensive knowledge, skills, and practices for effective commercial real estate management.
11. Trends in the commercial real estate sector and popular market phenomena.
12. Proposals for solving critical, problematic issues.
10. Discussion and exchange of experiences within the training group.

DAY II
1. Agreement for the management (administration) of common property within the meaning of Article 185 of the UGN:
legal nature of the property management agreement,
legal form of the property management agreement,
scope of duties of the property manager,
provisions favorable to the manager,
risky provisions for the manager,
confidentiality clause and GDPR,
handover protocol for the property being managed,
favorable and risky provisions for the manager.
2. Characteristic elements of commercial property management in practice (searching for tenants, preparing property lease offers, site visits, finalizing lease agreements, financial management, representing the owner, handling correspondence, consulting and additional services, goals and priorities, working with difficult and demanding clients, managing properties online).
3. Source of legal regulations for building managers.
4. Rules for the proper use of a building defined in Article 61 in conjunction with Article 5(2) of the Building Law.
5. Periodic inspections of the technical condition of buildings and building equipment.
6. Building logbook and its electronic form in the c-KOB system.
7. The obligation to store and make available the technical documentation referred to in Article 63/65 of the Construction Law.
8. Removal of irregularities and demolition of a building and emptying of the building.
9. Use of safety measures.
