A BREEAM (Building Research Establishment Environmental Assessment) certificate is a universal building certification method that is used to set standards in the design of green, environmentally friendly and comfortable buildings for users.
In the practical terms, the awarding of a BREEAM certificate means that the building, through the use of specific technical solutions or the specifics of the management of the construction process, meets the desired standards in the design of green construction, including the reduction of negative impact on the environment. Obtaining the aforementioned certificate is preceded by an appropriate procedure by awarding points in the following categories: energy, materials, health and comfort, management, water or waste.
Examples of areas of solutions in buildings bearing the aforementioned certificate include:
(i) the introduction of energy-efficient construction and the use of green, innovative building materials in the real estate sector, e.g., the introduction of photovoltaic installations that are environmentally safe,
(ii) guaranteeing adequate outdoor space to enhance the quality and comfort of life for users, residents of the building,
(iii) promoting waste segregation or the use of environmentally friendly means of transportation such as bicycles,
(iv) designing flats in a way that facilitates air circulation,
(v) implementing water-efficient sanitation or energy-efficient lighting,
(vi) use of appropriately sourced finishing materials, e.g.
(vii) sound insulation and noise attenuation, e.g., through acoustic laminated glass in double glazing, and many other good practices.
*There is significantly more interest in giving BREEM certification to commercial buildings for cost-effective building solutions (office or warehouse space), however, there is also an upward trend in the residential sector.
